What the free check is
A screening of the householder permitted development rules in The Town and Country Planning (General Permitted Development) (England) Order 2015 against open data for the plot you select and the answers you give. It is not a planning decision, it is not a Lawful Development Certificate and it does not replace advice on your particular project. Each result states the facts it relies on.
Exactly what is checked
The datasets listed on How we check, tested against the HM Land Registry outline you confirm. Where a council does not publish a dataset, we say so. We do not check conditions on earlier planning permissions, restrictive covenants, whether past works were lawful, Building Regulations, party wall matters or build-over agreements. Measurements and facts about the house come from you.
Getting a certain answer
Only a Lawful Development Certificate from your council makes the position certain. Anyone can apply for one direct to the council or through the Planning Portal. If a result here says "likely permitted development" and you intend to rely on it, apply for a certificate before you build.
The Project Report
The Project Report is not on sale yet. Its terms, including your rights under the Consumer Rights Act 2015, will be published here before it goes on sale.
